What are the permitted uses?

On lakefront lots, you can build permanent buildings (cabins, garages, sheds, etc) up to allowable size as outlined by the RM and the Northshore Condominium Corporation Bylaws.

What do we require to build?

All construction requires a development and building permit with engineered plans and a professionally drawn site plan which shows:

  • Front, Side and Rear Set Backs
  • High Water Level Line
  • All permanent structures are plotted on the site plan
  • Location of sewer/water tanks

What are the Lot Sizes?

Our lakefront lots vary in size, with the smallest being 75 ft wide by 150 ft deep or 7500 SF. The lots all abut (side of lots) up to an adjoining lot and have an environmental reserve between the lots and the waterfront. Please contact for a current lot map.

What size of Power and when will it be installed?

200 Amp Power ran directly to a Power Pedestal OR your cabin – NOT BOTH – pre paid by Northshore Lands Ltd

Can you have your camper on your lot?

Only if you are currently constructing a permanent building/cabin or have already constructed one. The RM specifies that you are required to build 1 permanent cabin within 2 years after purchase.

How large of a bunkhouse can you build?

Lakefront Lots: This is up to the District RM. The condo association does not regulate the size of bunkhouse; please refer to the RM of Dufferin 190 zoning bylaws. An extra tax applies for structures over 100 SF.

Is plumbing allowed in the bunkhouse?

Yes. You pay for your own sewer disposal, so we permit plumbing and electrical in your bunkhouses on lakefront lots.

Is there water piped to each site or do you haul your own water?

It is your responsibility to haul water to your site. You can arrange to have a cistern tank purchased and installed from Northshore Resort or through your own contractor.

Is there sewer hook-up?

This is not included in the purchase price. You can arrange to have a septic tank purchased and installed from Northshore Resort or through your own contractor.

What are the Resort Services?

Power: All sites (Lakefront and Lakeview RV Sites) are serviced with 200 Amp Power and are individually metered. To set up your account, please call Sask Power at 1-888-757-6937 with your lot address (example – 17 Northshore Resort) and the Sask Power Meter Number, that is posted on the meter panel.

Water: Like all other developments on Buffalo Pound Lake, we haul water into each site.

Sewer: Like all other developments on Buffalo Pound Lake, we haul our sewer to a disposal facility

Marina: Individual Lot Owners purchase add-on slips that can be attached to the existing Marina slips installed by the slip owners near the boat launch. All slip owners are required to install and remove their slips each season

Shoreline and Individual Docks: We have received approvals from Sask. Water & RM of Dufferin for PERMITTED shoreline alterations. for many of the lakefront lots that have been purchased. All alterations REQUIRE a valid permit from the RM of Dufferin. Prior to sending the application to the RM, you must first obtain approval from the condo association. Northshore Lands Ltd has engineered drawings available that can be attached to you permit application and are available at a nominal fee.

Are golf carts, ATV’s and Side by Sides allowed on the campground?

Golf Carts & Pedal Bikes, Electric Bikes, ATV’s and UTV’s are allowed on all resort paths. Operators of ATV’s & UTV’s must be 16 years of Age. ATV’s & UTV’s operated by drivers over 16 years of age or older are permitted on all condo corporation roads within the posted speed limits and can be operated from 9 am to Dusk. Dirt Bikes operated by anyone under 16 are ONLY allowed on specific identified paths & the track on top of the valley. NOT ON PUBLIC ROADS and can only be operated between 9 am and Dusk. Use of Golf Carts past dusk must have drivers OVER 16 years of age and be well-lit with headlamps to avoid any risks while driving in the dark.

Are there laundry facilities and public washroom with showers?

Yes, there are 2 public washrooms with showers. Coin-operated laundry facilities are available in the Phase III Washroom.

Can we make site improvements?

Absolutely. Site improvements can be made at the Owner’s expense. Things such as fences, decks, trees, grass, and rock are allowed, but natural landscaping must make up greater than 60% of your total site area. The combination of your camper, deck and shed cannot be greater than 40% of your total site area.

Is there tax on top of the purchase price?

Yes, there will be GST on top of the purchase price.

Are there condo fees?

Yes, condo fees go towards maintaining the roads, washroom facilities, public beach, boat launch and any other amenities within the property. Condo fees are not included on leased lots.

Currently for Lakefront Lots, the condo fees are $113.75 / month or $1,365.00 / year.

Are there property taxes?

Yes, taxes on all lots are paid directly to the RM of Dufferin 190.

Are dogs allowed?

Dogs are allowed on site but must be always on leash. They are not allowed in public structures or buildings, on beaches on in swimming areas. Clean up promptly after your dog.
